Property Maintenance Manager required for a commercial office based in Gibraltar. The role would involve carrying out a wide range of minor maintenance works across all owned properties of the business, helping to ensure safety, functionality, and are presented to a high standard. The Property Maintenance Manager will not be an expert in every trade, our client is looking for someone who is practical, resourceful, and confident undertaking a variety of maintenance tasks.

What You Will Be Doing

  • General repairs and maintenance, including fixing locks, hinges, doors, shelving, minor carpentry works, patch repairs, and other routine maintenance tasks.
  • Basic plumbing works such as repairing leaks, replacing taps, unblocking drains, and addressing minor plumbing issues.
  • Basic electrical tasks including replacing light fittings, changing bulbs, testing equipment, and troubleshooting simple faults (within competency and regulations)
  • Preventative maintenance and routine property inspections to identify issues before they become major problems.
  • Painting, decorating, touch-up works, and general cosmetic repairs.
  • Grounds and exterior maintenance, including pressure washing, gutter cleaning, basic gardening, and maintaining external areas.
  • Testing and maintaining safety equipment, including smoke and carbon monoxide alarms.
  • Assisting with property turnaround works between tenancies.
  • Liaising with and overseeing specialist contractors when larger or more technical works are required.

What You Will Need to Succeed in This Role

  • Strong practical skills and experience in general property maintenance.
  • Good working knowledge of basic plumbing, carpentry, decorating, and maintenance tasks.
  • Excellent problem-solving and troubleshooting abilities.
  • The ability to work independently and manage your workload effectively.
  • Good communication skills and a professional manner when dealing with tenants, contractors, and colleagues.
  • Physical capability to undertake manual tasks, use ladders, lift materials, and work across multiple sites.
  • A full driving licence would be advantageous.
  • Spanish would be ideal but not essential.
